Building over or close to sewers

Building over or close to sewers

If you are planning any development work or construction, such as a property extension, it is important that you determine the local drainage arrangements on your land.

If there is a sewer within 3 metres of your proposed works then you will need our consent prior to your works being carried out. This is to protect the sewer and the building from possible damage to each other and to ensure that access to the sewer is not adversely affected.

Our Build over Sewer process has recently changed. If you can meet certain conditions, your project will be approved and we will let you get on with your build without the need to contact us again. Where a project does not meet the conditions, we will work with you to provide you with our consent via a formal build-over legal agreement.

Please refer to our guidance note for further information.

If you have any queries regarding building over of sewers please contact us 0191 4196643. Alternatively you can e-mail us at: buildingregulations@nwl.co.uk.
